What is SouthCal Phase 2?

SouthCal Phase 2 is the fall 2026 release of freehold townhomes and detached homes in South Caledon, Ontario, priced from the $600’s. It follows a Phase 1 that sold through quickly.

This release opens a new set of lots along the edge of a protected woodlot — the most private frontage offered in the community so far. Homes sit on tree-lined streets with wide green buffers, trail connections that run straight out of the neighbourhood, parks and playgrounds inside the community, schools planned within the surrounding education corridor, and a proposed transit hub with GO and local connections nearby.

Floor plans, the price list and lot availability are released to the registration list before anything goes public.

What is the difference between freehold and condo townhomes?
With a freehold townhome you own the home and the land it sits on, and there are no monthly maintenance fees. With a condo townhome you own the unit and pay ongoing condo fees for shared elements. Every townhome in SouthCal Phase 2 is freehold.
Where exactly is the community?
SouthCal is in South Caledon, Ontario, on the northern edge of the Brampton boundary. It puts Caledon’s conservation lands and trails close by while keeping Brampton’s shopping, schools and highway access a short drive south.
What are the woodlot lots?

Do I need a real estate agent to buy at SouthCal?
You are not required to have one, but representation costs you nothing at a builder site — the builder pays the co-operating brokerage — and registering through a representative usually means earlier access to allocation and floor plans.
